The dissertation analyses possibilities of spatial site and building planning using the Building Information Modeling (BIM) methodology. The subject of the research is spatial site and building planning in the digital BIM envi-ronment. Digital construction development is the priority direction of activi-ties in construction sector worldwide. To develop as accurate building in-formation model as possible, it is necessary to obtain and assess complete information about the site, on which the building is to be built, at the earliest possible phase. The dissertation presents conceptual model for spatial plan-ning of a site and building. Practical application of the model would allow quickly altering the main parameters of the building (measurements, three-dimensional shape, etc.) and immediately checking the compliance of the designed building with the requirements of the spatial planning documenta-tion. This would allow choosing the most rational initial model of the build-ing. The dissertation consists of introduction, 3 chapters, general conclu-sions, references and 9 annexes. The introduction reveals the investigated problem, importance of the thesis and the object of research and describes the purpose and tasks of the paper, research methodology, scientific novelty, the practical significance of results examined in the paper and defended statements. The introduction ends in presenting the author’s publications on the subject of the defended dissertation, offering the material of made presentations in conferences and defining the structure of the dissertation. Chapter 1 discusses the concept and importance of BIM in the con-struction sector. It also analyses the building planning phase and possibili-ties to use BIM at this phase; addresses the importance and risks of the building planning phase. The chapter closes with objectives of the disserta-tion. Chapter 2 defines the concept of spatial site and building planning, identifies the elements of spatial site and building planning. This chapter also analyses the legal environment of the Lithuanian construction sector. Chapters 3 analyses and describes the main components of the volume-related solution of the building, presents the developed conceptual model and algorithm for spatial site and building planning adapted to the Lithuani-an construction sector. The chapter also includes empirical research. 6 articles focusing on the subject of the discussed dissertation are pub-lished: two articles – in the Thomson ISI data base, 2 – in peer reviewed journals, 1 – in peer reviewed international conference materials, 1 – in a Lithuanian set of conference articles. 3 presentations on the subject have been given in conferences at national and international level.
